• Quiet Hours from 10 PM - 8 AM. • Please do not wear your shoes in our home. • We require a guest list for each confirmed booking. • Smoking of any kind is not permitted anywhere on our property (indoors or outdoors). There is $1,000 fine for smoking anywhere on the property and you will be billed for additional cleanings or necessary use of our ozone machine as deemed by housekeeping. • Please turn off the sport court lights when not in use. • If you move any furniture, please return it to it's original spot. A minimum $100 is charged by housekeeping to return it if moved. • Heating the pool cost $80 per night with a minimum of 4 nights. • Please note that any effort to tamper with security devices or the safety of our property, other guests, or neighbors (no trespassing please) will result in immediate eviction and forfeiture of your deposit. • As pet lovers ourselves, your furry friends are warmly welcomed! You are required to disclose the accompaniment of your pet, number of pets, size, and training level at the time of booking. Please be advised there is a $150 per pet / per stay charge. Pets must be supervised at all times by a responsible adult and may not be allowed on furniture, beds, or left alone at any point throughout your stay. Violation of this rule will result in forfeiture of your security deposit. • Our landscapers will come to service our lawn every Tuesday between 1-3 pm • Trash is picked up every Wednesday. • Rental Agreement is required to be signed with a valid government issued ID in order to confirm your reservation. Failure to comply will results in the cancellation of your reservation without refund. Amenity Specific Rules: • Hot tub: absolutely no glass, eating, soaps, foreign materials, chemical balancing, or other non-traditional materials or activities are allowed. Please do not try to boil a chicken in the hot tub. Note that any of these items may upset the balance of the chemicals in the jacuzzi. Our hot tub is regularly serviced by a certified pool & spa tech. If you find the hot tub needs additional attention upon your arrival, please let us know immediately so we can send our tech out. Misuse of the hot tub will result in additional charges. • Fire Pit: our outdoor fire pit amenity uses propane. We require that any use of the amenity be done with the supervision of a responsible adult. Please do not try to roast, toast, or burn things in the fire. Please do not place the cover on the base when it is still hot. • Pool / Hot Tub Equipment • Do not go near or tamper with any pool or hot tub equipment. Failure to follow this rule will result in a minimum of a $500 fine. Our tech will know immediately if anything has been touched or tampered with. Always communicate with us about any questions or concerns before taking it upon yourself to make adjustments. THE FURRY FRIENDS RULE We love pets! To keep our home beautiful for everyone, we kindly require: $200 USD Pet Fee (per pet / non-refundable). $500 USD Damage Deposit (fully refundable). The deposit will be returned in full provided the home is left in its original condition. By booking, you agree to these terms and to supervise your pets at all times during your stay.
